Learn Invest Manage ("LIM", "we", "us") operates learninvestmanage.com and

provides real estate investment education, market commentary, and underwriting

tools for Ontario multi-family real estate investors.


We are based in Ontario, Canada. This policy explains what personal information

we collect, why we collect it, how we use it, and the choices you have. It is

written to meet our obligations under Canada's *Personal Information Protection

and Electronic Documents Act* (PIPEDA) and Canada's Anti-Spam Legislation

(CASL).

## 2. Information we collect


### 2.1 Information you give us


When you create an account, we collect:


- Your first and last name

- Your email address

- Your phone number

- Whether you have consented to receive marketing communications from us


You may also choose to tell us your role or roles in the market — for example

mortgage broker, real estate broker, property owner, prospective buyer, or

property manager.


### 2.2 Information you enter into our tools


Our underwriting and calculation tools let you enter and save property and

financial information. This may include property addresses, purchase prices,

rental income, expenses, financing assumptions, and similar inputs and the

results those inputs produce.


We save this information so you can return to it, revise it, and keep a history

of your work. Each time you save, we keep a new version rather than overwriting

the previous one.


### 2.3 Information collected automatically


When you use the site we automatically collect usage information, including

pages viewed, features used, approximate location derived from IP address,

device and browser type, and the dates and times of your activity. We use a

third-party analytics provider (PostHog) for this purpose.


### 2.4 Information from sign-in providers


If you sign in using a third-party provider such as Google, that provider shares

your name and email address with us. We do not receive your password.

## 3. Why we collect it and how we use it


We use personal information to:


- Create and maintain your account and authenticate you

- Provide the calculators, underwriting tools, and saved history features

- Send you service communications relating to your account

- Send you market updates, podcast notifications, and investor education

content — **only if you have expressly consented**

- Understand how our tools are used so we can improve them

- Respond to your questions and provide support

- Meet our legal, regulatory, and professional obligations


### 3.1 Aggregated and de-identified analysis — please read this section


**We analyse the information users enter into our tools in aggregated,

de-identified form to understand broader market activity and sentiment.**


This means we may study patterns across many users — for example, which

geographic areas are being underwritten most often, what assumptions users are

making about financing or expenses, and how those patterns shift over time. We

may publish or discuss these aggregate observations in our content, including

our podcast, newsletter, and social media.


When we do this:


- We remove information that identifies you or your individual activity

- We only report aggregate figures derived from a sufficient number of users

that individual activity cannot reasonably be inferred from them

- We do not disclose the specific properties you are analysing, your assumptions

about them, or the fact that you are analysing them


**We do not sell your personal information, and we do not sell or share

information about the specific properties you underwrite.**

## 4. Marketing communications and CASL


We send marketing communications only to people who have given express consent.


When you create an account you may tick a separate, unchecked box consenting to

receive market updates, podcast notifications, and investor education emails. We

record the date and time you gave that consent and where it was given.


**Consent is not a condition of using our tools.** You can create an account and

use everything we offer without consenting to marketing.


You can withdraw consent at any time by using the unsubscribe link in any

marketing message, or by contacting us directly. We will action withdrawal

promptly. You will continue to receive communications necessary to operate your

account.

## 5. Who we share information with


We do not sell your personal information.


We share personal information with service providers who help us operate the

platform, and only to the extent they need it to perform their function:

## 6. Where your information is stored


Our service providers may store and process your information **outside of

Canada, including in the United States**. Information stored in another country

is subject to the laws of that country and may be accessible to that country's

courts, law enforcement, and national security authorities.


By using our platform you acknowledge this cross-border transfer and storage.

## 7. How long we keep it


We keep your account information for as long as your account is active, and for

a reasonable period afterwards to meet legal, regulatory, and record-keeping

obligations.


Information you save in our tools is kept until you delete it or close your

account.


Records of marketing consent and withdrawal are kept for at least three years,

as CASL requires.


De-identified aggregate data may be kept indefinitely, as it no longer

identifies you.

## 8. How we protect it


We use reasonable technical and organizational safeguards appropriate to the

sensitivity of the information, including encrypted connections, access

controls, and reputable service providers.


No method of transmission or storage is completely secure, and we cannot

guarantee absolute security.

## 9. Your rights


Under PIPEDA you have the right to:


- **Access** the personal information we hold about you

- **Correct** information that is inaccurate or incomplete

- **Withdraw consent** for marketing communications at any time

- **Withdraw consent** for our collection and use of your information generally,

subject to legal and contractual restrictions — note this may mean we can no

longer provide the service

- **Request deletion** of your account and associated information

- **Complain** to us, and to the Office of the Privacy Commissioner of Canada if

you are not satisfied with our response

respond within 30 days.

## 10. Cookies and similar technologies


We use cookies and similar technologies to keep you signed in, remember your

preferences, and understand how the site is used. You can control cookies

through your browser settings, though disabling them may prevent parts of the

platform from working.

Our platform is intended for adults engaged in real estate investing. We do not

knowingly collect personal information from anyone under the age of majority in

their province. If we learn we have, we will delete it.
