Underwrite smarter.Invest with confidence.

Free underwriting tools, market intelligence and a weekly podcast for people buying apartment buildings in Ontario.

What this is

Most people underwriting small apartment buildings are doing it in a spreadsheet somebody emailed them, with assumptions they can't fully see.

Learn Invest Manage is a set of tools built from a working acquisition model — the same one used to underwrite real Ontario multifamily deals. Rent roll to NOI. Debt through every refinance. CMHC premiums, land transfer tax, closing costs. The waterfall, if there are partners.

It's free. You sign up so your work saves.

The tools

  • Acquisition underwriter

Build a deal from the rent roll up. Vacancy, bad debt, other income, lease-up. Operating expenses with your own benchmarks. Acquisition financing, bridge takeouts and refinances in sequence, each sized by LTV, dollar amount or DSCR. Construction budgets spread across the months they're spent. Cap rate, DSCR, debt yield, cash-on-cash, IRR, equity multiple — and what's binding when a loan is capped.

  • CMHC insured sizing

MLI Select and MLI Market. Points in, tier out. Premiums by shelter model, loan purpose and LTV band, with surcharges, the Select discount and the refinance premium credit. Financed or paid at closing. Every rate is editable, because your lender's term sheet is the one that counts.

  • Land transfer tax

Ontario and Toronto, calculated properly, on its own page or inside a deal.

  • Closing costs

One total or itemized across the lines you actually pay.

  • LP/GP waterfall

Preferred return, hurdles and promote tiers. LP and GP returns computed separately, so you can see what your partners actually get.

  • Saved and versioned

Every save is a new version. Nothing overwrites. Come back in six months and see exactly what you assumed.

Smart Real Estate

Every week on the Smart Real Estate podcast, we go through what actually moved in the Ontario multifamily market — rents, vacancy, financing conditions, insolvencies, policy, deal flow — and what it means if you're buying.

Addy Saeed, Kaz Jaffer and Ribhu Rampersad. Brokerage, capital markets and mortgage financing, in one conversation.
